Trust but verify

The San Marino Subdivision:

The picture and the description of the environmental setting of the subdivision provided in their website appear to be a very attractive place for a retirement. My unsolicited advise to my fellow balikbayan is to go one step further from what President Reagan did-"Trust but verify" by conducting what is normally called "due diligence" in property transaction before making any decision or down payment. Use Google Earth to view the location and engage a "good reputable engineer" to verify if indeed there will be no potential for flooding or erosion if you choose a lot along the river banks. In other words, be cautious.
